Eastbluff real estate is located on the east side of the Newport Back Bay and while it is not positioned directly next to the shore, it boasts views of not only the Back Bay and the Pacific Ocean, but the Orange County city lights skyline, giving it an almost 360° panoramic view of the surrounding county. The Newport Back Bay is one of more beautiful natural preserves in all of Orange County and channels a temperate airstream that keeps the area cool and nice year round. In fact, in the hottest months of summer, the average temperature in Eastbluff is a mere 82°F. Not bad at all for living in one of the hottest states in the nation.
 
Friends and family will be impressed with the views and surrounding environment that Eastbluff inhabits. The Eastbluff vista is truly one of the most beautiful in all of South Orange County.
 

Pros & Cons of Living in Eastbluff Homes

 
Bad news first – Eastbluff homes as well as other surrounding communities in Newport Beach are in the departure path of John Wayne Airport. Over the years, a variety of tactics have been implemented by the FAA to minimize the noise of launching aircraft. For years, jets have reduced engine thrust until over the ocean in an effort to minimize the initial noise impact for the communities below. Currently, the Mayor of Newport Beach, Keith Curry, is petitioning the FAA to alter the standard departing flight path of all commercial airlines that utilize the airport so that jet-related noise can be muffled even further. For the most part, residents of Eastbluff, while aware of the noise, overwhelmingly report that it is not a major nuisance and that after a short period of time, becomes almost unnoticeable.
 
On the positive side, Eastbluff is centrally located to a multitude of high-end shopping centers and eateries. To the west, Eastbluff is near walking distance to Fashion Island and only a few miles drive to the Newport peninsula and it’s beaches. To the east, Irvine and South Coast Plaza are a mere 10 minute drive, making Eastbluff a perfect location for those who are concerned with having access to all of the popular amenities afforded to those in the more inland areas of Orange County.
 
Eastbluff, being part of Newport and residing next to Irvine is also one of the safest neighborhoods in America. Eastbluff residents can rest easy knowing that it has 27% less personal crime than neighboring Newport Beach and 68% less crime overall than the national average. This means that you can rest easy knowing your children are safe playing in and around the neighborhood at all times. Low burglarly and vehicle theft rates also mean that your hard earned possessions will be safe and sound in your home when you’re not there. Statistics like these are a huge benefit in helping to keep the cost of your vehicle and home insurance at an absolute minimum.
 
Eastbluff is also a relatively small community with only 2,210 residents, meaning that you’ll never feel crowded or overwhelmed by the constant pressure of overpopulation. A frequent comment that residents of Eastbluff have is that the smaller community is a pleasant change from the hustle-and-bustle of city life and that a smaller neighborhood allows them to form relationships with neighbors, making them feel much more comfortable overall in their surroundings.
 

Things to Do in Eastbluff, Newport Beach

 
If you’re a wine enthusiast or a foodie, then you’re in luck. Eastbluff, Newport Beach is central to some of the finest restaurants, clubs, and lounges in all of Orange County. Fashion Island alone houses 11 great restaurants including: Roy’s, Fleming’s Prime Steakhouse and Wine Bar, Cheesecake Factory, P.F. Chang’s, as well as a variety of small eateries in the famous Fashion Island food court.
 
2 miles up the 73 freeway, you can also find some of the most highly rated restaurants and nightlife in the County within the South Coast Metro area. At its center is the Segerstrom Center for the Arts – Orange County’s hub of culture and fine entertainment. Before you catch a play or musical, you can spend some time at South Coast Plaza, where you can shop at Sak’s Fifth Avenue, Bloomingdales, and Nordstroms as well as more traditional mall anchor stores such as Macy’s and Sears. The cuisine in the area runs the gamut from cheap and easy to more expensive fine cuisine. Restaurants such as Mastro’s, Maggiano’s, and AnQi by Crustacean are considered not only some of the best in the county, but in all of California.
 

Education and Schools in Eastbluff

 
The schools in Eastbluff are part of the award-winning Newport Mesa School district. Children living in Eastbluff will likely attend Eastbluff Elementary which ranks an outstanding 10 out of 10 on GreatSchools.org.
 
Teenagers will attend Corona Del Mar High School, which is considered one of the best high schools in all of the county. Corona Del Mar High School has a California Academic Performance Index (API) score of 901 out of 1000 meaning that the performance of students and of the faculty ranks in the 90th percentile of all schools within the state. So as far as education is concerned, you can’t go wrong by bringing your children into the Eastbluff educational system.
 

So, should you Buy a Home in Eastbluff?

 
Much like any decision to buy, it really comes down to affordability and comfort. However, if you already know that Eastbluff is within your means and Newport is where you want to live, than this community is a great place to start your search. While there are areas closer to the beach in Newport, only Eastbluff has the central location that makes it perfect for those who need ready access to the variety of shopping and resources that Orange County provides its residents.
 
From a quality standpoint, it would hard to beat Eastbluff for its location, weather, safety, and education. Coming in slightly less expensive than surrounding Dover Shores or Corona Del Mar, the value of Eastbluff can’t be beat. If you’re not married to the sea, but enjoy the constant Mediterranean climate that California beach adjacent towns provide, then Eastbluff is a perfect choice. You will never be at a loss for things to do, you’ll never be far from fine food and shopping, and your children will be safe and well-educated. Considering all of those factors (notwithstanding the occasional noise from the airport), how could you go wrong?
