Many people rent out their homes on balboa island weekly during the summer months and then do nine month rentals for the rest of the year. Typically homes rent for the same rate weekly during the summer as they do monthly during the winter months. The homes for sale on Balboa Island are made up of three vibrant islands most with magnificent bayfront views. History of Balboa Island Homes

 
Balboa Island homes and real estate were created out of basically a mud flat starting in 1906. Around 1910 lots on Balboa Island were being sold for $600 for an interior lot and $750 for a lot on the water. Over the next six years Balboa Island gained popularity and became a part of Newport Beach in 1916.
 

Balboa Island Ferry

 
The Balboa Island Ferry is a well known landmark that has been in operation since 1920 when the first car was brought from Balboa Peninsula to Balboa Island for ten cents. There are currently three ferries and each can hold three cars and plenty of people and their bikes. The ride takes no more then three minutes and is a favorite spot for all the tourists in the area.
 

Collins Island

 
Collins Island homes for sale are very rare as there are only 8 lots on the island. The homes are all waterfront homes and a number of them are on the main channel of Newport Harbor. The Island was owned by James Cagney who it is said won the island in a poker game. Homes for sale on Collins Island don’t come up very often. The most recent listings was for almost 8 million.
 

The Big Island

 
The Big Island at Balboa Island consists of 75% of what is known as “The Island”. Most of the homes for sale on The Big Island are either luxurious waterfront homes, single family residences or duplexes on the interior of the island. There is a sidewalk that runs around the outside of the Big Island and a full loop is about two miles. There are 1175 lots on the Big Island. Of that 83 are North Bayfront, 100 South Bayfront, 40 are on Grand Canal and 880 are Interior Residential. There are some commercial lots on the Island but most of those are on Marine when you are coming over the bridge onto the Island. Homes for sale on Balboa Island typically range from the mid one million range up to the 8-10 million dollar range for the best on the island.
 

Little Balboa Island

 
Referred to usually as The Little Island this portion of Balboa Island real estate is comprised of 228 residential lots. 42 of those are on East Bayfront, 20 are on South Bayfront, 36 are on Grand Canal, and 130 are interior residential lots. Most of the homes for sale on the little Island are Luxury waterfront homes or Single family residences. Homes on Little Balboa Island can range from the 1.5 million up to almost 10 million for some of the luxury waterfront homes.
